Welcome

 

We are inviting your view on a proposal for housing development at lands adjacent and south off 143 Aghory Road, prior to submission of an associated planning application to Armagh, Banbridge & Craivgavon Borough Council. Feedback received will help inform the planning application that will be submitted to the Council at a later date.

 

Application Site

 

The application site is of reasonably flat land measuring 2.4ha. The site lies within the settlement limit of Aghory on white land as defined within the Armagh Area Plan 2004 – Adopted Alteration No.1.

 

Aghory is a small settlement located approximately 5km east of Richhill, just off the main Portadown – Markethill Road, and less than 1km south of another small settlement, Milltown (Aghory). Aghory is characterised by a ribbon development along the Aghory Road and part of the Markethill Road. The land surrounding the settlement is predominately grazing land and the topography is undulating. The settlement comprises primarily residential properties, surrounding a small number of areas of undeveloped land including the proposed application site.

The Proposal

 

The draft proposal for the development site comprises:

 

•    16 detached dwellings

•    24 semi-detached dwellings

•    4 town houses

•    Landscaping & open space

•    Pedestrian footpath to Markethill Road

 

 

13no. Detached family homes will be fronted and accessed off the Aghory Road whilst

the remainder 31 homes will be accessed off main development with views over the proposed open space.

 

Existing boundary treatments will be retained with gaps in the natural hedgerow augmented with native species. The open space will be landscaped to emphasis the integration of the proposal within the receiving Co. Armagh landscape.

All comments should be received before the end of 30th May 2022 to ensure they are given due consideration before submission of the formal planning application.

 

Following Community Consultation Process

 

Following conclusion of all the pre-application public consultation processes, all comments received will be reviewed. Considerations will be made and a full Pre-Application Community Consultation Report will be submitted alongside the full application to Council for consideration and determination.

 

Once the application has been submitted and validated, the Council will proceed with its own statutory consultation. The local community will be notified about the submission of the planning application and explain how you can provide further comment.
